Propli Terms & Conditions

By using Propli website(s), including www.propli.co and mls.propli.com, you agree to adhere to the following Terms & Conditions.

These Terms & Conditions are governed by the laws of Spain. All matters, disputes, or claims arising out of or in connection with these Terms & Conditions, including their validity, interpretation, or enforcement, shall be resolved in accordance with Spanish law and subject to the exclusive jurisdiction of the courts of Spain.

Property Finder

Propli operates as a professional MLS cooperation platform designed to facilitate collaboration between real estate professionals. Listings displayed on the platform originate from participating agencies, authorised data feeds, developer agreements, and commercially available property marketing information.

Propli does not claim ownership of any listings and acts solely as a technology platform facilitating professional cooperation.

If any listing agency wishes to request modification or removal of their listing data, Propli will process such requests promptly.

Registration Process

To access our website and MLS services, you may be required to provide personal information as part of the registration process. You agree that all information provided will be accurate, complete, and up-to-date. Failure to do so may result in the suspension or termination of your account.

Propli MLS

Propli operates as a Multiple Listing Service (MLS), defined as follows:

  • A facility for the orderly correlation and dissemination of listing information to allow participants to better serve clients, customers, and the public.
  • A means of enhancing cooperation among participants.
  • A system that accumulates and shares information for participants to use in preparing appraisals, analyses, and valuations of real property.
  • A shared database for participants engaged in real estate appraisal.
  • Propli provides technology infrastructure only and does not act as a real estate broker, agent, or transaction intermediary. Listing responsibility remains with the originating agency or agent.

Sharing Listings

When listing properties, you may choose between different sharing settings:

  • [Shared]: Your listing will appear according to our established sharing rules that have governed sharing practices in recent years.
  • [Shared BETA]: Selecting this option will display your listing according to the Phase 3 New Sharing Rules.

If any required information is missing, it must be submitted promptly; otherwise, the listing may be removed from Propli. Listings remain shared during the review period but are subject to removal if missing details are not provided.

By uploading or sharing listings on Propli, participating agencies confirm they have the right to market and distribute the property information provided. Each agency remains responsible for the accuracy and authorisation of their listings.

AI-Fueled Innovation

Propli agents can harness the power of artificial intelligence (AI) to automate tasks and enhance listings through features like AI-generated property descriptions and intelligent property-client matching. These AI tools are designed to make real estate processes more efficient for property professionals.

  • AI Limitations: AI output depends on the quality of human-provided data and may occasionally generate inaccurate or fabricated details (known as “hallucinations”). Our team of AI professionals monitors the system 24/7 to address and resolve any such issues promptly.
  • Regulatory Compliance: Propli is closely monitoring AI regulations, including the European Union’s AI Act, to ensure compliance with emerging standards. We welcome feedback from Propli agents and users to further refine our AI services.
  • Disclaimer: Propli does not guarantee the absolute accuracy of AI-generated content and assumes no liability for errors or inaccuracies that may arise from its use.

Propli Subscription

Propli subscriptions are billed monthly via credit card. Subscriptions renew automatically unless you opt to upgrade or cancel at the next due date. To cancel, please notify us at least 3 days before the next billing cycle to avoid charges for the upcoming period. Refunds are not issued for partial-month cancellations.

Data Protection

Your data privacy is of utmost importance. Propli adheres to the General Data Protection Regulation (GDPR) and the latest data protection standards.

As a Propli agent, you consent to your data being incorporated into Propli’s database, owned and managed by Casa Fresca S.L., trading as Propli (CC Atenea Oficina 2, 1a Planta A Km 168, 29688 Estepona CIF: B93441095; Phone: 951 400 200; Email: info@propli.co). Data subjects protected by GDPR have the right to access information held about them, understand how it is used, and know with whom it is shared.

Propli processes property data as part of its role as an MLS technology provider. Participating agencies remain data controllers for their listing information.

If you wish to exercise your rights to access, modify, cancel, or object to the processing of your personal data, you may submit a written request to the contact information above.

  • Amendment Clause: Propli reserves the right to modify these Terms & Conditions. Any changes will be posted on our website or communicated by email.
  • Limitation of Liability: Propli is not liable for any indirect, incidental, or consequential damages arising from the use of our MLS or property finder services.
